“Managing Through Maturity” - This is a very important reason why SimpliBulgaria is different to other developers. Our role is not to simply build and sell properties but to make sure that the whole village reaches and maintains it’s potential.
It is critically important the village becomes the idyllic vision
that was promised. As part of this process we need to ensure
that the properties work both as rural havens and as lucrative investments. As
well as our continuing involvement in the project we feel there are
other key reasons as to why we can achieve the rental figures illustrated.
There is only a small supply of these types of property and village
both within Bulgaria and the World. For this type of experience
not a lot of competition exists hence the growing demand should ensure
a good occupancy rate. The fastest growing area in the tourism
market is eco/rural tourism.
The mix of properties in the village is such that we are not providing
too many of one variety. Again this restricts supply and hence
can contribute to rental return.
The properties and village will be finished to a very high standard
and along with the concept ensure we can charge the maximum
rent achievable. We
will be marketing the rental on value not price.
We will be marketing the villages directly to niche organisations
that would be interested in such a concept. Eg. To fishing / rambling
/ holistic societies.
We have assumed a monthly spend of approx €10,000 to market
the village within the UK.
We will achieve significant free promotion as many UK newspapers
want to do articles regarding this concept of tourism and rural retreats. This
will further promote the letting of the properties.
The villages will be tourist destinations in their own right. As
such we will be attracting tourists to the villages who will be able
to let the properties in future. Tourists will be attracted
by the craft centres, swimming lake, restaurant, cafes, SPA centre
etc. We will have a sales and letting office in each village
that will be position to cleverly maximise its exposure to potentials
tenants.
We have already reserved over 150 bespoke websites that will be
used to promote the village. Each website will focus on a particular
niche market and hence attract maximum coverage and exposure.
Unlike developments aimed at purely one season these villages
will marketed to all seasons. The villages are not weather
dependent and hence the maximum number of weeks a property could
be let for is 52. Obviously we have assumed much lower figures. Many
developers on the coast have contracts directly with package holiday
companies to guarantee rentals returns. These work very much
in favour of the companies who take the lions share of the rent
and return a poor investment to the owner. Alternatively they
may offer guaranteed rent (far in excess of what they receive) which
in reality is a return of purchase price (on an over priced property).We will pick clients up from the airport in a fleet of new branded buses. This will add to the uniqueness and of the concept and ensure that their holiday is stress free. Driving in Bulgaria can be a bit of a challenge.
We will be hosting festivals within the village focusing on Bulgarian culture (food, dance, wine etc). We shall also aim to host alternative sports festivals which again would increase the occupancy rate.
Where available the villages / properties will contain full access to web, email and work networks. This will allow holiday makers to work and play thus ensuring a longer term let.
A rental yield of approx 8% will be achievable and if a mortgage is being used at 70% LTV then a return on capital of nearly 40% should be achieved.
We must point out that these figures will not occur in year 1. It
is vital that the village is completed and slightly matured and then
letting commences. The last thing we want to do is give anybody
a disappointing holiday experience (they would not come back in future)
and hence no letting will commence until the entire village is completed.
