GeshaView - The Investment

GeshaView will become a world class “ruro-treat”. The fastest growing markets in world tourism (Wellbeing, Activity and Culture Tourism) are under supplied with quality accommodation and GeshaView will achieve high rental and capital returns by focusing on these markets.

A good overseas investment will ideally provide the owner with a rental income and capital growth. Strong rental income will on its own lead to capital growth but combined with the dynamically growing Bulgarian economy, its increasing popularity as a tourist destination and the quality of GeshaView we predict steady growth of over 10% per year for the next 5 years.

GeshaView will not be let as a cheap alternative to other locations but rather as a world class location than competes with similar destinations on quality of service, accommodation and activities. Price is not a good long term competitive advantage. Initially we are going to keep the rent levels low to generate volume in the village but expect these to increase dramatically over the next 10 years.

Depending on the property type, rent levels at GeshaView will range from 19 to 29 euros per person per night during the summer. This compares favorably with other destinations aimed at a similar market around the world.

As GeshaView is aimed at markets that do not rely solely on the sun or snow we will generate longer rental periods than the traditional ski or beach holiday apartments. With the current rent levels and property prices, 36 weeks letting per year will generate a return on capital of nearly 20% each year.

If you combine the rental income, and our management with the capital return that should be a minimum of 10% per annum, investors could end up with a return of approximately 200% over 5 years.
